Your Home Has Given You Memories. Now Let It Give You More Freedom.
Enjoy the Retirement You've Worked So Hard For.
Your home is where you've built memories, raised your family, and spent years building financial security. Now, the equity you've built may help you enjoy retirement with greater comfort, independence, and peace of mind.
A Reverse Mortgage allows eligible Canadian homeowners aged 55 and older to access part of their home's value without selling it or making required monthly mortgage payments.
How Can a Reverse Mortgage Help You?
-
Stay in the Home You Love: Continue living in your home while remaining its owner.
-
Enjoy More Financial Flexibility: Use available funds for everyday expenses, travel, healthcare, home improvements, or helping family.
-
Reduce Monthly Financial Pressure: A reverse mortgage may allow you to pay off an existing mortgage and eliminate its required monthly payments.
-
Access Tax-Free Funds: The money you borrow is generally not taxable and does not affect Old Age Security (OAS) or Guaranteed Income Supplement (GIS) benefits.
-
Enjoy Your Retirement: Make financial decisions that support your comfort and lifestyle.
No Monthly Mortgage Payments — What Does That Really Mean?
This is important for both homeowners and their families to understand.
-
You don't have to make regular monthly mortgage payments. Unlike a traditional mortgage, you generally don't need to pay principal or interest each month.
-
Interest still applies. The lender adds unpaid interest to your mortgage balance.
-
Your mortgage balance grows over time. Because interest accumulates, the amount owed will generally increase unless you make voluntary payments.
-
You still pay household expenses. Property taxes, home insurance, maintenance, and other ownership costs remain your responsibility.
-
The mortgage must eventually be repaid. This generally happens when the home is sold, the last borrower permanently moves out, or the last borrower passes away. The mortgage agreement determines the exact conditions.
What Happens to Your Home Equity?
Home equity is the value of your home minus the money you owe against it.
For example:
-
Your home is worth $1,000,000.
-
You borrow $200,000 through a reverse mortgage.
-
Your starting home equity is approximately $800,000, before fees and any other secured debts.
-
Over time, interest is added to the $200,000 mortgage balance.
-
If your home's value stays the same, your remaining equity decreases as the mortgage balance grows.
Will you lose all your home equity?
Not necessarily. Your remaining equity depends on how much you borrow, the interest rate, how long the mortgage remains outstanding, and whether your home's value increases or decreases.
When the property is eventually sold, the mortgage and applicable costs are repaid. Any remaining proceeds belong to you or your estate.
